Welcome to Imperial View, a beautifully planned residential community encompassing approximately 132 acres in Monongalia County, West Virginia.
Community Structure & History
- The Neighborhood: The subdivision spans the Morgan District and is comprised of three distinct areas: Phase I, Phase II, and Imperial East.
- Our Roots: The community was originally founded in the early 1980s by Bender & Company, Inc., and was successfully completed by two subsequent development firms.
The Property Owners Association (POA)
Imperial View is incorporated as a West Virginia non-profit organization. The POA holds legal title to and maintains all common elements of the neighborhood, including community streets, easements, rights-of-way, entrances, signage, and common area landscaping.
Governing Covenants & Restrictions
To maintain the high quality, aesthetic beauty, and property values of our neighborhood, all numbered lots are bound by a formal Declaration of Restrictions, Protective Covenants and Reservations:
- Residential Use Only: All lots are restricted strictly to single-family residential use.
- Binding Covenants: These restrictions "run with the land," meaning they automatically apply to all current and future deed holders.
- Duration: The covenants automatically extend in 10-year increments. Changes can only be made if a majority of all lot owners sign and record an official amendment.
Leadership & Committees
The neighborhood is actively managed by an elected Board of Directors (minimum of 3 members), executive officers (President, Vice President, Secretary, and Treasurer), and three focused committees:
- Building Control Committee: Ensures architectural standards are met.
- Maintenance Committee: Oversees the upkeep of common properties.
- Budget Committee: Manages the neighborhood's financial health.
All powers, duties, and meeting structures are strictly governed by the Imperial View Property Owners Association Bylaws.
